Why This Campus

Care that meets people where life actually is.

A hospital bed should not be the only stable address in Delaware for someone starting over.

Every day, this state discharges people who have nowhere steady to land. Young adults leave foster care at eighteen. Mothers and children walk away from violence at home. Patients recover enough to leave a hospital bed, but not enough to be alone.

The Wellness Campus exists for them. A private suite gives each resident a place to stand. A clinic one floor down keeps small problems from becoming emergencies. A teaching kitchen and a workforce academy turn recovery time into a trade. Read how the pieces fit on the Care Model page.

The Campus

Ten acres. Three buildings. One address for getting well.

The campus rises at 3110 Philadelphia Pike in Claymont around the historic Holy Rosary school building, with shared parking, wellness gardens, a greenhouse for the Food-as-Medicine program, and a walking trail connecting every door.

The front door of the campus. Transitional residences for young adults leaving foster care and for women and children leaving domestic violence, above a street level clinic, teaching kitchen, and workforce academy. A portion of suites is reserved for hospital transitional care.

Long term supportive residences with priority for disabled and transitioning veterans, built over a floor dedicated to clinical training and simulation, with step down capacity as the campus matures.

A suite that heals. A ground floor that launches.

Phase One is not a shelter with services bolted on. It is designed, floor by floor, so that a stable home, real care, and a path to work all sit under one roof.

The Smart Health Suite

Every transitional suite is a private bedroom with its own bath and a built-in kitchenette, wired with smart-home technology for supportive, monitored living.

Harmony Health Academy

Ground-floor workforce space and a commercial teaching kitchen turn the building into a training ground, not just a place to sleep.

Clinic on site

An integrated MaxWellness medical and dental clinic on the first floor puts care one elevator ride from home.

Food as Medicine

The teaching kitchen and campus greenhouse make nutrition part of the care plan, not an afterthought.

How It Gets Built

Factory built, field finished.

Residential modules and mass timber components are fabricated off site while sitework proceeds, then set and finished in place. The campus opens sooner, the quality holds to a factory standard, and the neighborhood lives next to a shorter, quieter construction schedule.

Speed to occupancy

Fabrication and sitework run in parallel instead of in sequence, compressing the overall schedule.

Factory quality

Modules are built indoors to specification with inspection at every station, not weather permitting.

Cost discipline

Panelized pricing narrows the change order and overrun exposure that burdens conventional builds.

Every program on campus is a stage of the same journey, so nobody falls between systems on the way to independence. Care is organized around prevention and the oral-systemic model, not around crisis.

A private, furnished suite. Stable housing is the foundation every other outcome is built on.

Skill

The academy and teaching kitchen turn residency into credentials, apprenticeships, and work.

Independence

Residents graduate to permanent housing and employment, with a care team that stays reachable.

Ages eighteen to twenty four, arriving with a caseworker's referral and leaving with a lease and a trade.

Women and children leaving domestic violence

A secure, trauma informed bridge from crisis shelter toward stable independent housing.

Reserved capacity for patients who are ready to leave a hospital bed but not ready to be alone.

Veterans

Long term supportive residences with priority for disabled and transitioning veterans in Phase Three.

Adults with disabilities

Supportive residences and day programming as the campus and its partnerships mature.

Step down and long term care capacity in the later phases of the campus.
